Reservation Deposits & Cancellation Policies
Please read all below cancellation policies carefully. You will be responsible to know your individual cancellation policy and advance deposit requirements. If you have any questions about the below policies please call Fireside Cabins at 970-264-9204.
Regular Stays
A one night stay will be charged 3 full days prior to your scheduled arrival date. If payment is not completed on that day, your reservation may be cancelled. If the card is declined, we will attempt to contact you. If payment is not completed by the end of our office hours at 9:00pm that day, we will cancel the reservation.
Cancellations must be made at least 3 full days prior to your scheduled arrival date to avoid penalty. ( This refers to full calendar days prior to your arrival date—not arrival time. ) Cancellations made after this 3-day window will result in a charge of one night’s stay, which is non-refundable.
This policy does not apply to holidays, special events or group reservations.
Holiday Periods
Reservations during holiday periods and special events require a 50% advance deposit, charged 60 days prior to arrival to the credit card on file.
• If the card on file is declined, we will attempt to contact you
• If payment is not completed within 48 hours, your reservation will be cancelled
Once the deposit has been processed, it is non-refundable.
Cancellations made after this point will result in forfeiture of the deposit.
Group Reservations (3+ Cabins)
Reservations for three or more cabins require a 50% advance deposit, due 90 days prior to arrival.
• Changes to dates or cabin count must be made before the deposit is collected
• After the deposit is taken, you are responsible for the full original reservation
• Cancellations after deposit will result in forfeiture of the deposit
• Early departures do not qualify for refunds
Groups reserving half or more of our cabins are subject to a 2-night minimum stay
Cancellations
All cancellations must be made by calling us directly at 970-264-9204
• Cancellations must be made by 9:00 PM on the required date
• Online cancellations submitted after hours will be processed the following day
Reservation Changes
Regular Stays: Changes must be made at least 3 full days prior to arrival
Holidays, Special Events & Groups:
Changes must be made before the deposit is collected.
Changes made after these deadlines will result in charges based on the original reservation
No-Shows & Early Departures
If you fail to arrive without proper cancellation:
• Regular stays: charged one night
• Holiday / Special Event / Group stays: deposit is forfeited and remaining nights canceled
If you depart early:
• Regular stays: a 3-day notice is required to avoid charges
• Holiday / Special Event / Group stays: you are responsible for all remaining nights

Room Deposits/Card On File
Reservations made by phone or online – a valid credit card is required. 1 night deposit will be collected 3 full days prior to your arrival date. Upon your arrival, the remaining balance will be collected. 100% of the room rate is charged at the time of check-in, not at check out. Credit card or cash is accepted. You must be 21 years of age to rent a cabin.
Damage Fees/Card On File
Guests are required to present a valid credit card and ID at check-in. Credit card and ID must match the name on the reservation.
Charges to the room after check-out may include the following:
- Damage(s) to property of the cabin (Excessively soiled linens, carpets, towels, damaged furniture, smoking in cabins, or breaking the pet policy signed at check in.)
- Fees may also include failure to abide by the cancellation policy.
- Room charges and any damages will be assessed and billed to the guest at our replacement cost, including labor.
Cleaning Fees
We ask that all guests are mindful of the elements. Colorado has a lot of mud, dirt, water and ice that may come back after a long day outdoors or just sitting down next to the river. When entering the cabins, we ask that you please remove dirty shoes, baggage and outdoor gear, and leave near the door or on the porch to prevent damage to carpets and linens. Excessively soiled linens, towels, carpets etc. are subject to a cleaning fee or cost of replacement. Upon request, we provide cleaning towels for your bikes and equipment; please do not use our white linens from the bathroom to clean your pets, floors, kitchen, or outside equipment. If there is an accident in the cabin, please contact our office so that we may be able to assist you in cleaning or replacing a soiled item. The sooner we know, the better the chances of getting it cleaned.
Cabin Quiet Hours
Quiet hours are enforced around Cabins from 10 PM to 8 AM every night.
This includes loud talking, playing music and continuously coming and going during these hours is strictly prohibited. Cabin guests will be given 1 warning before being asked to leave without refund. We do have a firepit and river front area that you can congregate at during quite hours.
No Smoking
Smoking is prohibited inside all Cabins. We will charge a $250 deep-cleaning fee for smoking in guest cabins. This includes all smoking devices. Doors and windows must be shut if you are smoking on the porch of the cabins. If doors and windows are left open while you are smoking and the cabins smells like smoke you will be charged for deep cleaning. This includes marijuana. If your cabin smells of cigarette smoke or marijuana we will charge you a cleaning fee. Please to not throw cigarette butts on the ground.
Fishing/Tubing/Swimming
- On property: catch and release lures and flies only (No live bait-salmon eggs, worms etc).
- All water activities on property are at your own risk. We are not responsible for accident or injury to guests.
Fireside Cabins Outdoor Experience
Fireside Cabins is a lodging property — not a campground. Camping, tents, sleeping in vehicles and similar use of the property are not permitted.
Our grounds, riverfront, and shared spaces are an important part of the Fireside experience. We invite you to enjoy them while helping us preserve their beauty for all guests.
To maintain the character and cleanliness of the property:
- Cabin chairs must remain on their designated porches
- Lawn games are not permitted at individual cabin areas
- Personal chairs and games may be used in the pavilion and riverfront areas only
- All personal belongings must be removed daily from shared spaces, including the riverfront
Fireside provides firewood and a selection of outdoor games at the pavilion for guest use. Please handle these items with care and return them after use so they remain available for others. Children must be accompanied by an adult while using outdoor amenities.
If you use the pavilion, BBQ, or fire pit areas, we kindly ask that all food, beverages and trash are cleaned up before you leave. At the end of each day, please return towels, equipment and personal items to your cabin.
For guests wishing to gather with visiting friends or family, we are happy to recommend nearby riverfront parks just minutes away—ideal for BBQs and larger gatherings.
Dog Policy/Agreement (2 Dog Max)
We are proud to offer Dog-friendly accommodations and welcome guests traveling with their dogs. To preserve the quality of our cabins and ensure a pleasant experience for all visitors, we have established the following guidelines.
PET FEES & ELIGIBILITY
- 1 Dog: $45/night | 2 Dogs: $80/night (we do not allow 3 dogs)
- No puppies (any dog under 1 year of age). No cats or other animals allowed
- Cabins may not be used as a kennel for unattended pets
REGISTRATION
- All pets must be declared at check-in. Unregistered or non-approved pets: $250 per night fee.
- Pets must remain in their assigned cabin only; Pets are not allowed in other cabins
GUEST RESPONSIBILITY
- Guests accept full responsibility for any pet-related cleaning or damage:
- Excessive pet hair (bedding/furniture): $35–$85
- Stained/damaged linens: (cost of replacement linins or extra cleaning fee )
- Deep cleaning/repairs: up to $300 (scratches, stains, chewing, carpet damage, accidents) + cost of replacement furniture/carpets.
FURNITURE & BEDDING RULES
- Pets are NOT allowed on furniture, futons, or bedding
- Do not place pet bedding or towels on cabin furniture or beds
- Guests are responsible for cleaning or replacement of any soiled items (pet towels excluded)
BEHAVIOR & SUPERVISION
- Pets must be leashed at all times outside.
- No free roaming; do not tie pets to railings, trees, or landscaping
- Crated pets may be left unattended briefly only.
CLEANLINESS
- Guests must pick up after their pets (pet stations available)
- Failure to do so will result in a cleaning fee deducted from your room deposit
LIABILITY
- *Guests are responsible for any property damage and for any injury caused by their pet to staff, guests or other animals.
We understand these policies may feel strict; however, they are essential in protecting our property and respecting the comfort of fellow guests. They have been thoughtfully put in place based on past experiences to ensure we can continue to extend this privilege to pet owners. We sincerely appreciate your understanding, cooperation, and care in helping us maintain a welcoming environment for both guests and their pets.
